Home much is my home worth Sherry?

I get asked this question nearly everyday and am happy to help.

I'm an experienced real estate agent who’s been through the ups and downs of the market and speak English, Cantonese and Mandarin fluently, which is particularly useful in the Greater Vancouver area.

 Pricing it right

It is important to understand that only the market can determine the ultimate value of your home. Setting the right price of your home is critical. If you price too low, you risk not getting as much as you can for your property, but if you price too high and you risk loose potential buyers who may think your property is out of their price range or you are not serious about selling you property. Your home will just be another one of the many options for buyers to go through and this actually helps your competitions to get an offer.

Before the first showing

Take the home out of your dwelling. Make your house show-room like.

The first impression is the only impression! One of the most important things to do when selling your house is to de-personalize it. The more personal stuff in your house, the less potential buyers can imagine themselves living there. Get rid of your personal stuff –family photos, memorabilia collections and personal keepsakes. Staging simply means arranging your furniture to best showcase the floor plan and maximize the use of space. Make it bright, spacious and welcoming. Make minor repairs. Leaky faucet. Squeaky hinges. Cracked tiles. Consider hiring a home stager to maximize the full potential of your home, especially, if your property is empty and vacant.
